Minneapolis Goes Pedestrian

According to a recent article in the Star Tribune (Evaluating the city, foot by foot), Minneapolis is striving to become a more walker-friendly city.


City planners are working on a master plan for pedestrians. They are holding open meetings throughout the city to listen to pedestrian challenges. Using that data the planners will create a list of recommendations that they will present to the City Council this fall.

The newspaper has already polled walkers and has found that people want traffic signals that are more universally accessible for visually impaired walkers, requiring bars to clean up sidewalks, and finding a way to encourage cars to stop at intersections and not roll through them.

Three Tips for Today’s Market

The Wall Street Journal just ran an interesting article (Playing the Housing Slump) that outlines three ways to make the most of today’s housing market. Be forewarned, these are generally tips for homebuyers, not investors.

Trading up. Now is a good time to trade up to a new house. Sure, you might not get top dollar for your home but you won’t be spending top dollar either.

Doubling down. Now is a great time to buy a second home or vacation home – especially if that doesn’t require selling current property. The prices are low and mortgage rates are low.

Helping hand. Now is a good time to help adult children into their own homes. If they are currently renting, it will help them financially to make the investment. If they are living in your basement, it just might be a nice time to help them out of the nest.

Double Pane Windows

Double pane windows can be wonderful, but expensive. We’ve outlined some of the advantages and disadvantages of double pane windows below.

Pros:

They save money. Even a clear glass, double-paned vinyl or wood-framed window can reduce energy usage by up to 24 % in cold climates (such as Minnesota) during the winter, and by up to 18 percent in hot climates during the summer, when compared to older, single-pane models.

They are great for the environment. The energy you save means you're burning less fossil fuel and creating fewer greenhouse gas emissions.

They break the sound barrier. Double pan windows can insulate your house form noise pollution. This is particularly valuable if you live in a noisy area, such as near the air port.

Cons:

Double pane windows are expensive. They are an expensive option in a new house and it is expensive to replace old windows with double pane options. A mid-range window will cost about $600; while a high end option is about $850.

If you have the money, however, double pane windows are a good investment. You will see reductions in heating bills.

If you don’t have the money, consider making cheaper changes to the existing windows. Caulk around all trim and stationary parts and weather-strip the moveable parts, to cut down on air leaks. Install insulated drapes or shades to reduce heat loss in winter, and install solar screens or awnings to reduce solar heat gain in summer.

Zillow for Housing Info

Zillow is a web site that estimates the value of homes throughout the United States. They also run quarterly reports to watch for trends in the marketplace.

For homebuyers the news is not bad. “Home values continued to decline in the fourth quarter of 2007, falling 3.5 percent from the third quarter and 3 percent year-over-year to a U.S. Zindex® home value indicator(1) of $224,890, according to Zillow's Q4 2007 Home Value Report(2).”

Minnesota falls right into the average. House values have declined 3.5% from last year, with the average house being valued at $236,000.

They have an amazing site where you can see the trends in house values in communities around the Twin Cities (or anywhere in the US).
