Some factors are separate from market, such as job transfer or new additions to the family but some are market-based. Experts suggest that homebuyers make their more just as the market is starting to improve.

All About Richfield

The Star Tribune recently ran an article on Richfield (Inner-ring suburb grows in place). Most of the homes in Richfield were built shortly after World War II, so they are fairly small. The city is encouraging remodeling of those homes with a Transformation Homes loan program.

The result has been that many people are staying in Richfield longer, the homes are getting bigger, and it is increasingly becoming a more desirable place to buy a home.

Minneapolis Luxury Home Tour

The 7th annual Twin Cities Luxury Home tour is happening this month. June 8-10, 15-17, 22-24, 2007; Friday, Saturday & Sunday, noon to 6:00pm.

It showcases spectacular million-dollar homes. It’s a fun tour to visit. Even if the price might not match your pocketbook, it’s still a great place to glean some million dollar ideas. You will want to remember however that the sponsors of the Luxury Home Tour are vendors. Don’t sign anything and don’t make hasty decisions. Your buyer agent can help you through the process of inquiring about any prospective new homes.

The homes are located in Blaine, Champlin, Gem Lake, Greenfield, Eden Prairie, Edina, Lake Elmo, Mahtomedi, Medina, Minneapolis, Minnetonka, Minnetrista, Prior Lake and Wayzata.

Placing a Contingency Bid

The Minneapolis Star Tribune recently ran an article (The contingency conundrum) about buyers who get into the trap of bidding on a home before they have sold their own home. One tactic is to place a contingency on your bid that relies on you selling your home before you buy a new home.

The contingency route I snot a perfect world. There are pros and cons for the buyer and seller.

From a buyer’s perspective a contingent offer can be better than no offer at all. It does get you in line to buy a home while eliminating the risk of paying 2 mortgages. For many people the stress of placing a non-contingent offer and running the risk of owning 2 homes is more stress than they want to experience. A contingency offer can also be the motivator a buyer needs to market their current home.

The downside of a contingency offer is that a seller won’t always accept it. Also you often need to bid full price or provide increased earnest money to sweeten your contingency offer.
